Non-Destructive Minimally Invasive Inspection

In Ontario, California Balcony Inspections conducts thorough visual inspections of waterproofing elements, understanding that structural components typically fail only when the waterproofing is compromised. We meticulously check for signs of unintended water vapor infiltration and wood rot throughout the structure. If we identify any failed waterproofing, we use a borescope to photograph the underside of the balcony in the affected areas. Our detailed report will highlight any detected structural damage. We recommend that destructive testing to determine the full extent of the damage be carried out simultaneously with the repairs to prevent leaving the structure exposed to additional hazards while waiting for the work to be completed.

Why Is Balcony Inspection Needed?

Ontario local and state laws now mandate that multifamily associations and apartment buildings must inspect all exterior elevated elements, including balconies, catwalks, walkways, landings, staircases, decks, and railings.

All Inspections must include Associated waterproofing systems, load bearing components that extend past exterior walls and are over 6 feet from ground level

We will conduct the required visual inspections in accordance with California state laws SB 326 and SB 721. After our inspection in Ontario, your property will be fully compliant with state regulations. Not all exterior elevated elements will need costly removal and replacement of waterproofing systems and structural components. California Balcony Inspections will recommend ways to extend the life of your waterproofing systems without the need for expensive replacements. However, please note that any structural damage found must be repaired, and not all waterproofing systems can be restored. Our inspections will assess whether the exterior elevated elements are in a generally safe condition and functioning according to applicable standards.

All estimates are FREE. We identify all EEE’s which fall under state law and provide a detailed estimate for a visuals inspection, that is SB 326 & 721 complaint.

We provide FREE consultations that include attending board meeting to discuss association needs, concerns and strategies for not only the inspection but also for future balcony performances and cost effective ways to prolong the life of your balcony.

Proposals

After the visual inspections, CBI will propose a strategy moving forward. We offer free proposals from industry leaders in waterproofing and any structural repairs that need to be done.

Coordinations

Upon acceptance of visual inspection CBI will personally reach out to the appropriate home owners to schedule and accommodate the inspection.

Inspections

All CBI inspections are legal documented SB 326 and SB 721 certified and stamped by a licensed architect or structural engineer. Inspection are carried out with state of the art software specifically designed for California Balcony Inspections.

Destructive Testing

If wood rot conditions are identified during balcony inspection, we recommend destructive testing in order to determine the full extent of damage. Destructive testing should not be done at the same time as the inspection. California state law specifies “ A visual inspection by the least intrusive methods” Destructive testing should be done at the same time as the repairs.

THERE ARE FOUR LEVELS OF INSPECTION OUTCOMES

LEVEL 1 - VISUAL INSPECTION

Extensive 50 point visual inspection. Balcony visually meets local building codes and no sign of Waterproofing failure exist.

LEVEL-2 - DAMAGE HAS BEEN DISCOVERED AND FURTHER INSPECTION IS REQUIRED

We first use non-destructive methods by use of barometers, infrared devices and moisture meters.

LEVEL 3 - DESTRUCTIVE EXPLORATION

Remove sections of the exterior finish as needed to expose the framing to determine if structural repairs are required.

LEVEL 4 - BALCONY IS FAILING

Needs shoring and immediate repair. The local building department must be notified
within 15 days
