Non-Destructive Minimally Invasive Inspection

California Balcony Inspections performs a visual inspection investigation of Waterproofing elements. (structural components, do not fail, unless Waterproofing at elements fail first ) We look for signs of unintended water vapors passing through waterproofing elements. We also look for signs of wood rot damage Throughout structure. If we detect failed Waterproofing elements, we will then borescope (photograph) the underside of the balcony In the area of failing waterproofing elements. Our report will specify areas of structural damage detected. Destructive testing (Discovery of extent of damage ) should be done simultaneously With the repairs of the structure. By conducting your Balcony inspection and repairs in this manner, it alleviates hazards of leaving structures exposed while waiting for repairs to take place.

Why Is Balcony Inspection Needed?

State law now requires multi family association & apartment buildings to have an inspection on all exterior elevated elements such as balconies, catwalks, walkways, landings, staircases, decks, railings and etc

All Inspections must include Associated waterproofing systems, load bearing components that extend past exterior walls and are over 6 feet from ground level

How Can we Help?

We will perform the necessary means of visual inspection per California state law SB 326 and SB 721. After our inspection, you will be 100% certified state compliance. Not all exterior elevated elements will require costly removal and replacement of associated waterproofing elements and structural components. California Balcony Inspections makes recommendations of ways that you can extend the life of your associated Waterproofing systems without costly removal and replacement. Please note any structural damage that is found must be replaced and not all Waterproofing systems can be rejuvenated. Our inspections will determine whether the exterior elevated element is in generally safe condition and performing in accordance with applicable standards.

Estimates

All estimates are FREE. We identify all EEE’s which fall under state law and provide a detailed estimate for a visuals inspection, that is SB 326 & 721 complaint.

Consultations

We provide FREE consultations that include attending board meeting to discuss association needs, concerns and strategies for not only the inspection but also for future balcony performances and cost effective ways to prolong the life of your balcony.

Proposals

After the visual inspections, CBI will propose a strategy moving forward. We offer free proposals from industry leaders in waterproofing and any structural repairs that need to be done.

Coordinations

Upon acceptance of visual inspection CBI will personally reach out to the appropriate home owners to schedule and accommodate the inspection.

Inspections

All CBI inspections are legal documented SB 326 and SB 721 certified and stamped by a licensed architect or structural engineer. Inspection are carried out with state of the art software specifically designed for California Balcony Inspections.

Destructive Testing

If wood rot conditions are identified during balcony inspection, we recommend destructive testing in order to determine the full extent of damage. Destructive testing should not be done at the same time as the inspection. California state law specifies “ A visual inspection by the least intrusive methods” Destructive testing should be done at the same time as the repairs.

THERE ARE FIVE LEVELS OF INSPECTION OUTCOMES

There are five levels of Balcony outcomes that are designated on our Balcony
grading sheet so that associations can prioritize their repairs.

LEVEL 1 - VISUAL INSPECTION

The balcony shows no signs of structural damage, and the waterproofing system that protects its structural components is functioning according to building standards.

LEVEL-2 - DAMAGE HAS BEEN DISCOVERED AND FURTHER INSPECTION IS REQUIRED

Minor maintenance issues and or minor repairs recommended based on visual inspection.

LEVEL 3 - DESTRUCTIVE EXPLORATION

Waterproofing elements were installed incorrectly or Waterproofing system is failing. We recommend a new waterproofing system be installed in order to keep unintended water vapors from damaging structural components No signs of structural damage were observed during visual inspection.

LEVEL 4 - BALCONY IS FAILING

Structural damage or wood rot damage was detected during inspection. The damage was detected by means of visual and or borescope imaging. The Waterproofing elements are also failing.

LEVEL 5 - STRUCTURAL DAMAGE

Signs of major, structural damage have been detected in the balcony. The balcony is in unsafe condition to the occupants. The Balcony needs immediate shoring.
